Should I find inspectors on my own or let my Realtor suggest one?
Many real estate agents work with inspectors they know and trust, and their recommendations can certainly be helpful. However, purchasing a home is a significant investment, and you should always feel comfortable selecting the professionals who represent your interests.
We encourage buyers to do a little research of their own. Look at Google reviews from real clients, review sample inspection reports, compare services offered and make sure you are comparing apples to apples. Some inspectors include services such as drone roof imaging and infrared scanning, while others may charge separately or not offer them at all.
Whether you choose an inspector recommended by your agent or select one independently, the most important thing is that you feel confident in the experience, qualifications and thoroughness of the inspector.

How much will my inspection cost?
Our inspections start as low as $300 for a local Condo or Townhome, but every home is different and it wouldn’t be fair to anyone to charge one “Fits all” price. Square footage, crawlspace, location are just a few examples that will affect the time it takes and equipment needed. How long will my inspection take?
Generally, our inspections take between 3 and 4 hours, but it depends on the home of course.
I would like to be at the inspection, can I?
Hey it’s your inspection and you can, but to be honest it can increase the time it takes to complete the inspection by at least 1 hour. Also, “I have a system” so I don’t miss anything, that being said, sometimes we get to talking and it can interrupt my work (and I like to talk!). I would prefer you attend the inspection! I suggest about a half hour before I finish, but you can right from the start (remember it takes around 4 hours…).

When will I get my inspection report?
We commit to 24hrs after the inspection, but have always delivered same day. Many other inspection companies need to assemble the report and deliver it to you which can take time, it’s not unheard of to get your report 3 days later! If you are on site towards the end of the inspection (30min before I leave) I can show you a summary of the items that were called out right on site and we can go over them.
Do you perform Manufactured / Mobile Home inspections?
Unfortunately, the association that I offer my “Buy Back Guarantee” through does not offer it for mobile / manufactured homes, so I have suspended inspecting mobile / manufactured homes.
