Our inspection report is not paper, we provide a modern digital report that can also be printed. The report is interactive and is leagues over a simple paper report. Your report in most cases will have color and infrared images, video, informative links and can be viewed from your phone or computer. Gemstone uses the latest technology like infrared scanning, drones and robotic cameras. These are expensive devices that other inspectors may not have invested in, but can dramatically increase the effectiveness of an inspection. Inspecting without including infrared scanning is “Just looking around”. The infrared camera can see minute differences in temperature which reveals moisture and air leaks which cannot be seen by the naked eye. How much will my inspection cost?
Our inspections start as low as $250 for a local condo, but every home is different and it wouldn’t be fair to anyone to charge one “Fits all” price. Square footage, crawlspace, location are just a few examples that will affect the time it takes and equipment needed. How long will my inspection take?
Generally, our inspections take between 3 and 4 hours, but it depends on the home of course.
I would like to be at the inspection, can I?
Hey it’s your inspection and you can, but to be honest it can increase the time it takes to complete the inspection by at least 1 hour. Also, “I have a system” so I don’t miss anything, that being said, sometimes we get to talking and it can interrupt my work (and I like to talk!). I would prefer you attend the inspection! I suggest about a half hour before I finish, but you can right from the start (remember it takes around 4 hours…).

When will I get my inspection report?
We commit to 24hrs after the inspection, but have always delivered same day. Many other inspection companies need to assemble the report and deliver it to you which can take time, it’s not unheard of to get your report 3 days later! If you are on site towards the end of the inspection (30min before I leave) I can show you a summary of the items that were called out right on site and we can go over them.
What the difference between a Mobile Home and Modular Home?
It’s not uncommon for people to get confused about the differences! The difference between Modular and Manufactured (mobile) home is the standard they are built to meet: Manufactured (mobile) homes are built to HUD (the Department of Housing and Urban Development) codes, while Modular homes are built to local conventional building codes, which is generally more strict. Manufactured (mobile) home reports are slightly different from a typical home inspection because HUD construction requirements are different some examples: Labeling, Water heater installation, Ground clearances, Ventilation etc.
