Should I find inspectors on my own or let my Realtor suggest one?
Many real estate agents work with inspectors they know and trust, and their recommendations can certainly be helpful. However, purchasing a home is a significant investment, and you should always feel comfortable selecting the professionals who represent your interests.
We encourage buyers to do a little research of their own. Look at Google reviews from real clients, review sample inspection reports, compare services offered and make sure you are comparing apples to apples. Some inspectors include services such as drone roof imaging and infrared scanning, while others may charge separately or not offer them at all.
Whether you choose an inspector recommended by your agent or select one independently, the most important thing is that you feel confident in the experience, qualifications and thoroughness of the inspector.

How much will my inspection cost?
Our inspections start as low as $300 for smaller local condominiums or townhomes. Because every home is unique, it wouldn’t be fair to apply a one-size-fits-all price. Factors such as square footage, foundation type, crawlspace conditions, age, and location all influence the time, equipment, and level of inspection required.
For most single-family homes, clients can typically expect inspection fees in the $400–$500 range. Our inspections include advanced tools and services such as infrared thermal imaging and detailed roof evaluations using drone technology when appropriate, allowing for a safer and more thorough inspection. Fees may be higher for larger homes, waterfront or elevated structures, older properties, or homes with multiple systems or specialty features that require additional inspection time.
An inspection fee directly reflects the time, attention, and technology dedicated to evaluating the home. When comparing inspection services, we encourage clients to consider not only price, but also the overall scope and level of inspection being provided along with client reviews.

How long will my inspection take?
Most inspections require approximately 4–5 hours onsite, allowing adequate time for a careful and thorough evaluation. The exact duration will vary depending on the home.
I would like to be at the inspection, can I?
You are absolutely welcome to attend the inspection — after all, it’s your inspection. That said, having clients present for the entire process can sometimes extend the inspection time by an hour or more. I follow a structured system to ensure nothing is overlooked, and conversations along the way (which I genuinely enjoy) can occasionally interrupt that workflow.
I encourage clients to attend and typically recommend arriving about 30 minutes before completion so we can review findings together and discuss any questions. Of course, you are welcome to attend from the beginning if you prefer — just keep in mind that most inspections take approximately four hours to complete.
What is a home inspection?
When will I get my inspection report?
We commit to delivering your inspection report within 24 hours of the inspection. In most cases, however, reports are completed and delivered the same day.
If you are able to attend near the end of the inspection — typically about 30 minutes before completion — I can review a summary of the key findings with you onsite and answer any immediate questions. This allows you to better understand the report before you even receive it.
Do You Perform Manufactured or Mobile Home Inspections?
At this time, I do not perform inspections on manufactured or mobile homes. The Buy Back Guarantee program offered through my inspection association does not extend coverage to these types of properties, and as a result, I have chosen to suspend offering inspections for manufactured and mobile homes.
